Situation

The BASSE Solutions team were called to one of Principle Estate Management’s residential properties after 3 outdoor bin store gates were repeatedly damaged due to misuse by tenants, site users and refuse collection agents.

If left and unfixed, these gates could present future bulk waste health and safety issues and sanitisation problems.

Task

Our team of experts attended the site and determined that the bin store gates were in need of a complete overhaul due to their continual damage.

A previous repair by another contractor had been attempted. The original key coded lock barrel had been replaced by an insubstantial lock which had already been broken. Due to additional wind damage, the doors were barely holding on by the hinges.

Action

Our team squared and positioned the hinges, secured the gate posts, and realigned the floor bolts. The edges were then planed where needed and all exposed timber was resealed, alongside other remaining holes.

The broken lock was removed and replaced with a new digi-lock, fully securing the bin store.

Results

  • Due to the BASSE team’s overhaul, all 3 of the bin store gates are now in fully working order

  • However, it’s worth noting that seasonal moisture changes will mean that the gates will need to be reviewed and maintained regularly to stay in good, working condition

  • It was imperative that the gates were fixed as soon as possible to maintain the residential property’s security and to prevent any future bulk waste issues
