When a property management specialist came to us for advice on replacing a booster pump, the pressure was already mounting – both literally and financially.
The existing maintenance contractor had recommended full replacements, and with the plant room serving four buildings in Farringdon, it wasn’t going to be a small job. Understandably, the client wanted a second opinion before committing to major spending.
The Challenge
The client had been advised by their maintenance provider that all booster pump sets needed replacing. But something about that advice didn’t sit right. There was no history of faults, little-to-no documentation on maintenance or service records and no clear reason why full replacement was being recommended.
Before moving forward with a significant investment, they wanted another pair of eyes. That’s where BASSE came in.
How We Solved It
We approached the job the same way we always do, with open eyes and no assumptions. Here’s what we did.
1. Initial Survey
On arrival, we assessed the plant room and the pump sets. Straight away, our instincts told us something wasn’t adding up. The pumps themselves didn’t show obvious signs of failure. However, several of the control panels were faulty, with display issues that definitely needed addressing.
2. Delving Deeper Into The Issue
With no servicing records or fault history available, we decided to take a more practical approach – test, observe and gather real information. We proposed a full review of each pump and control system, including proper servicing, to get a factual picture of what was working and what wasn’t.
3. The Proposal
Rather than jumping straight to replacement, we offered a step-by-step plan to –
- Service each pump set.
- Identify and confirm any actual faults.
- Recommend targeted fixes or upgrades based on evidence, not assumptions.

The Results So Far
This project is still ongoing, but already the benefits of a more balanced approach are clear. By avoiding unnecessary replacements, the client is saving money and gaining confidence that decisions are being made based on fact, not guesswork.
Cost Savings – Avoiding a full replacement across four buildings means significant savings are already being made.
Efficiency Improvements – Once the servicing and reviews are complete, we expect improved performance, reduced downtime and longer lifespan from the existing plant.
What Made BASSE Different
In a lot of remote-managed sites, it’s easy to rely on whatever the contractor says. But at BASSE, we believe in giving honest, unbiased feedback based on what we see and test ourselves.
We don’t believe in replacing something just because it’s old, especially when no one can show you the data to say it’s broken. Our approach is all about doing what’s right for the system, the building and the budget.
Why Facilities Managers Trust BASSE
We’re not here to upsell equipment or scare you into replacements. We’re here to get it right. Our job is to dig deep, understand the system and recommend only what’s truly needed.
If you’re not sure whether to repair, service or replace, bring us in for a second opinion and we’ll give you the facts. Call our team today on 03335 677560 or email us via contact@basse.co.uk to learn more.
