Situation

Our client came to us after becoming increasingly frustrated trying to find a particular roof leak, leaking into the tenants demise on the top floor of an apartment block.

Task

Upon first investigation it was obvious that previous contractors had lifted all the roof tiles in the relevant area and replaced as found. However, the leak continued. We were asked to rectify using the best course of action.

Action

We started by retracing the steps of previous works and investigations including surveying inside the property and roof space. Whilst the area directly above the water stain showed no signs of damage it was observed that higher up towards the apex several areas of felt were torn. This enabled us to focus our efforts from the outside.

We supplied and erected a full scaffold and working platform to roof level. Pulled back the tiles in relation to the leak area and towards the ridge to investigate. We found that not only was there damage to the under-felt the previous works had not put back the tiles correctly in some areas. Felt patch repairs were carried out and sealed in and the roof tiles were reinstated correctly.

Results

  • This work was carried out in January 2020 and we have not had any recourse to re-attend to any leaks in this particular apartment

  • The leaseholder was very happy with all work conducted by BASSE Solutions
